Personal Finance (Not Investing) • Seeking Real-World Experience of Licensed Realtors: Disclosures

First of all, I am not seeking legal advice (please don't stray there). In fact, I am not seeking any advice. However, I am trying to better understand how Realtors handle a fact pattern as described below because eventually I will be selling my own home and want to emotionally prepare myself for the the transaction.

Say a client of a Realtor seeks to sell a house. I know that disclosures have to be made. In the case of a seller having a neighbor that the seller finds objectionable, and the seller informs the Realtor of this fact, what disclosures are made, and how?

Four examples of four possible objectionable neighbors:

1. Plays loud music
2. Smokes meats upwind for hours at a time.
3. Expresses verbal hostility
4. Practices nudity in their backyard

So, in real life, any of these things may affect people differently and might not affect someone at all.

Assuming that the seller accurately describes to the Realtor the behavior that has affected the seller: What does the Realtor do with that information?

Is there some kind of threshold that needs to be crossed for a Realtor before the Realtor feels compelled to make a detailed disclosure?
In the case of loud music, if it is only for an hour a day, is that a different threshold than 10 hours a day? Is the smoker being on one day a month different than every other day? Is the verbal hostility that comes from the neighbor something to be ignored if it only happens on a rare occasion vs daily? Are the nude parties twice a year an issue that requires disclosure?

Again, I'm interested in how Realtors on this board handle these and other neighbor issues and potential disclosures in real life. Not seeking legal advice.
