These days, a totally-free college degree is almost a lock to be worthwhile for almost any business major. Certainly for marketing and since many in her age group have degree.
Plus she plans to get a job "marketing" other people's properties (real estate).
There are a million ways to use a marketing education and that's a viable one. Tho' I don't get it that people have to work in the field they got their degree in or it's some sort of problem.
The OP's niece is tired of school and, after 17-ish years, many people are tired of school. But not many would walk away 3 semesters from a free degree at age 22-ish. Get it now and have it forever.
She could use the next 3 semesters to take every possible marketing class to enhance her value to her clients when she's working real estate. That's another way to look at it.
If she quits, presumably she loses access to the college's alumni network and benefits like an alumni career center.
She's working toward getting her RE license in April and could start interning with the broker through the summer. He's offered to train and help her find leads.
Good luck to her but I find myself wishing she go to that alumni career center and talk to a counselor there to see what real estate internships or jobs they might know about. Talk to some other adults about her plan besides this "mentor" offering "leads" but no guarantees .... considering what he is pretty much urging/enticing her to give up! "Help her find leads" - that sounds way too noncommittal.
She'll probably also attend the "School Of Hard Knocks" and pay some "Stupid Tax" along the way. But everyone does and those can be very valuable lessons!
(I still keep wondering why that mentor is encourage the OP's niece to quit college, walk away from a free degree and work for him. That seems way out of line!)
