Our primary home and second home is not considered part of our retirement planning. Don’t plan on selling as we require a place to live. Primary home will likely be the major source for the transfer of wealth to the kid and our retirement will try to be used as a means to live comfortably and at a high quality of life in retirement. Primary home in a HCOL environment but essentially paid off (very low interest rate and thus no desire to just “write the check “)
Our second home in a MCOL Midwest city that is used very regularly for my business travel is no longer used for family get aways on long weekends or summer as the kid has less flexibility with school. But will keep this in retirement as it is also paid off and nicer than the luxury hotels in the neighborhood. Likely will still use for the next 10-15 years at least 1 weekend a month for business as we glide path towards retirement from 100% to 75% to 50% effort.
All retirement funds are based upon retirement and taxable accounts. If disaster happens theoretically could sell prosperities and downsize I suppose. Primary home estimated over 300% increase from purchase price. Again suppose could take some equity out for a third vacation property on the beach.
