Most realtors are not worth the money IMHO. There might be 1% who are good. Knowledge is powerful. If you have time and not in a hurry understand the area and when you find one, communicate to the home owner directly and make a deal WITHOUT the broker - Both togeather can save 24K for a 400K house.

Fully agree. I sold my last house via flat fee MLS listing and saved a bundle. In my opinion, the only valuable person you should have that is worth the money is the real-estate attorney…would not do without.

Just like managing your own portfolio, you can do this too.

Can you explain what flat fee MLS listing you used? Care to explain the process?
The service was local to my area. I would expect a simple google search for your area will yield some results.

From my own experience:

- Paid zero commission on the sell side and decided what rate to pay on the buyers side.

- The provider will help you with questions, etc.

- Filling out the forms is not difficult

- Photos you can do yourself, a friend, or even hire one if you must

- There are millions of examples for writing the listing for your house

- Appointment app, lock box, signage, etc. was available from the provider

- You will answer any questions from the buyer's realtors about the house, etc. (they assumed I was a realtor, not the seller. One asked me if I was the owner and I said yes. They were fascinated (was newer then), but no issues.

- You will receive the offers from the buyer's realtors

The biggest potential challenge I see with this setup is making sure the house can be readily shown. Given there are so many more people with options to work remotely, etc...it is less so. Of course, there are other options including the buyers realtor showing it if you are comfortable doing so.

No doubt some realtors are better than others. However, I think it's a crap shoot that you find one, and even if you did, the price of admission is still not worth the services received (imho).

Of course, old habits / traditions die hard. No one cares about your home sale more than you do. Keep your money and give it a swirl. At the very least, find a lower cost option.

As mentioned, a real-estate attorney is a must to protect you and ensure everything is as it should be (whether you use a flat fee mls service or a realtor).
