New house is fine. Couple comments 1) 3+ acres is quite large for all but largest riding mowers, you are more into the tractor size 2) 3.5 acre lot is in my no go range. Personally more than 1 acre but smaller than 5 acre is in a no go range. Too big to big to be a yard but too small for acreage.
So imo go for it but still not ideal but don’t let search for perfection be the enemy of a good find.
