It’s no different than if you owned the home and were selling it. We bought and sold five in the past 35 years.

Some markets were good and some not. The tough markets had 60 to 90 days worth of showings.

…just lock up what you can’t live without. And frankly, the toy thing…that’s a little over the top.
Open houses are scheduled because sellers expect them, but in some (if not most) markets, they primarily function as a means for the real estate agent hosting it to try to recruit buyers to work with, not to actually sell the house.
Was true years ago in buyers markets but not any longer in today's sellers markets - at least not in my state or three others I have experience in over the last several years. You hold the open house - you gather all the bids on Monday - it creates a bidding war which allows you to sell at the highest price. Much easier than doing 10 or 20 separate showing.
