Like someone else commented above, why the extra step? How long before you want to start downsizing?we are considering moving to what might be our last home—a nicer, slightly larger house with a backyard. (before we start downsizing)
We bought a much smaller house than we could afford and made it work. Now our children are starting to fly the coop and there will be no need to downsize. We've saved so much money by not playing the housing shell game that we could financially retire decades before our peers. We never needed to condition a large house, maintain a large house, fill a large house full of possessions, thin those possessions down for pennies on the dollar when downsizing, pay taxes on a large house, pay realtors percentages of the house value multiple times, etc.
