If seller is paying I’d get my own realtor whose fiduciary responsibility is to me not a dual agency realtor. I don’t want the realtor afraid to say something they want to say that might upset the listing broker.
Marketing language aside, any fiduciary duty to you that "your" salesperson has 1) is secondary to their fiduciary responsibility to themselves and their families, and 2) exists only to the extent that it is enforceable (hint, it's generally not).
