Nick Gerli, the guy behind the "Reventure Consulting" YouTube channel is not a good source of information.
Nick has been calling for a housing crash just around the corner since mid-2020, just after the coronavirus pandemic began and real estate prices began accelerating. The median US home price has increased by 30% since Nick began his doomsday fearmongering. Prices have increased 50% or more in most of the metro areas that he highlighted as hotbeds of a real estate crash. He's been so embarrassed by price action in Greater Boston and most of the NorthEast that he's seemingly stopped talking about the area altogether.
Nick has also been caught red-handed deleting/delisting old videos where his predictions turned out to be astoundingly wrong.
