Something of that nature would be an interesting opportunity. I have enough cash in the trust to buy something outright. I would just want to make sure I could mortgage it immediately afterward to replenish the trust.There are still opportunities out there, yeah. Real estate is hyper local, though, so it's really hard to speak in generalities.
Leverage cuts both ways. Some people made out richly at 80%+ LTV. Others are getting foreclosed on because property financials don't support DSCRs at 7-handle rates and 80% LTV. Those distressed properties are some of the best buys. Fundamentally sound from an operational perspective, just an upside down capital structure.
