Pro. You will not have to pay a seller broker fee

Con. You may be unsuccessful in timely selling, may spend more on legal fees than you would otherwise spend with a broker, and the sales price may be less than you could get with a broker net of commission.

FWIW, I’m a retired lawyer with substantial real estate experience, my wife is a real estate agent, my nephew owns a brokerage, and if I had this situation outside of our location I would most certainly hire a local professional (real estate agent or auctioneer, depending upon a variety of factors).
