It's also about being able to put down roots and build community in retirement - something that becomes absolutely necessary for all of us if we live long enough. I don't believe that a life as a vagabond gives most people satisfaction. If OP is waiting for just before retirement to buy, in terms of affordability, I wonder whether they can afford to stay in a VHCOL long term.
A) For many people, the only valid reason to stay in the a VHCOL area is the job. If they are retired, they could stay further away from that VHCOL area.
B) I do not understand the financial calculation how someone can afford to buy a house and retire when they cannot do this while employed.
